What is a Home Inspection?
A home inspection is a visual observation that evaluates the mechanical and structural condition of a property.  The inspectors conduct a thorough examination of the property from foundation to roof. 
 
What is the delivery process?
 The Reporting system that Inspections Made Easy uses is delivered to the client via email within 12 hours of the inspection for all home and pest inspections.  A radon test is a 48-hour test, which is delivered to the client via email within 24 hours of the completed test.  A Mold inspection is sent over night to the lab and results are delivered within 24 hours.  This in turn allows the homebuyer to make an educated and informed purchasing decision.

Got Mold?   A Growing Problem! 
Due to the vast amounts of illness and lawsuits caused by mold, mold testing has become an important concern when purchasing a home. 
 
Can Mold cause health problems?
With exposure, even in small amounts:
  • Itching or irritation of the nose, eyes, throat or skin
  • Mysterious skin rashes  Sinus infections or congestion / runny nose
  • Respiratory problems (sneezing and coughing)
  • Fatigue
  • Frequent headaches
  • Trouble concentrating, memory lapses, confusion
  • Mood swings, anxiety, depression
  • Chronic aches and pains
  • Digestive problems
 
Where is Mold found?
Mold can be found in several areas in the home environment. It appears most often in moist areas and is usually accompanied by a musty-type odor.
Some examples of places where mold can be found inside the home include:
  • Basements, Kitchens (under sinks, bottom of fridge)
  • Washer/dryer area
  • Ceilings and the top side of ceiling tiles
  • Front and backside of drywall, wallpaper and paneling
  • Inside the HVAC system and duct work
  • Clothing
  • Attics
 
What is Radon Gas?
Radon is a cancer causing radioactive gas.  You cannot smell it, see it, or taste it.  It may be a problem in anyone’s home. When you breathe air containing radon gas, you increase your chance of lung cancer. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. If you smoke and your home has high radon levels, your risk of lung cancer is especially high.
 
The EPA (Environment Protection Agency) recommends the following:
 
  • If you are planning on buying or selling your home, have it tested for radon
  • For a new home, ask if radon-resistant construction features were used and if the home has been tested.
  • If the radon level in the home is 4 Pico curies per liter (pCi/L) or higher
 
Radon has been found in homes all over the U.S.  The levels of radon in homes that are next to each other can be very different.  While radon problems may be more common in some areas in the local community or state, any home may have a problem.  A radon test is the only way to find the radon levels in your home.  
 
How can you get reliable Radon test results?
The best way to obtain reliable results for radon testing is to hire a NYS Department of Health Certified Radon Tester.  Inspections Made Easy uses state of the art electronic test equipment and is NYS Department of Health certified to test for radon.
Closed–House Conditions are required to complete the test. The home must be closed for 12 hours prior to the start of the test, and during the 48-hour minimum test period.  Closed-House Conditions means keeping all windows closed, keeping doors closed except for normal entry and exit, and not operating fans or other machines that bring in air from the outside.
 
What is a Pest Inspection?
Pest inspections are preformed to determine if termites and other wood destroying insects exist in a home.  Pest inspections are required for certain types of loans including FHA and VA Loans.
 
A pest inspection generally takes 30-45 minutes.
 
What is an Appraisal?
An appraisal is a professional appraiser's opinion of value. The preparation of an appraisal involves research into appropriate market areas; the assembly and analysis of information pertinent to a property; and the knowledge, experience and professional judgment of the appraiser. The role of the appraiser is to provide objective, impartial and unbiased opinions about the value of real property - providing assistance to those who own, manage, sell, invest in and/or lend money on the security of real estate.

At minimum, all states require appraisers to be state licensed or certified in order to provide appraisals to federally regulated lenders. Appraisers have fulfilled rigorous educational and experience requirements and must adhere to strict standards and a code of professional ethics. Qualified State Certified appraisers bring knowledge, experience, impartiality and trust to the transaction. In so doing, they help their clients make sound decisions with regard to real property.
